What "unmapped" means There are three answers to whether a property is in a hazard area, not two. The third is that nobody has ever mapped it, and most tools print that as nothing.
What a section 10.7 certificate covers The council answers for what a planning certificate must contain. A zoning layer is not that. What the 10.7(2) must state, what the 10.7(5) adds, and which to order.
What bush fire prone land means Bush fire prone land is a certified map, not a prediction. The category and the buffer decide what a build has to satisfy, and an absence is not certification.
What a flood planning area is A flood planning area is a planning control, not a flood risk model. It carries no depth, no frequency, and it may say nothing about overland flow.
Land value is not market value The Valuer General values the land alone, excluding the house. It is what rates and land tax are calculated on, and it is not what a property is worth.
