Flood, bushfire and planning checks for an Australian address

A report for one address costs from $9.90 including GST. It is paid once, with no subscription and no account. The price belongs to the jurisdiction the address is in, and every jurisdiction we sell in is $9.90 including GST today: any address in New South Wales, plus almost every address in Victoria, plus most addresses in the Australian Capital Territory and Tasmania, plus Brisbane, Gold Coast, Moreton Bay, Noosa and Toowoomba in Queensland. The free address check shows the exact total for your address before you are asked for a card. In Western Australia the report is free and read at the address point only. A report is available for any address in New South Wales, plus almost every address in Victoria, plus most addresses in the Australian Capital Territory and Tasmania, plus Brisbane, Gold Coast, Moreton Bay, Noosa and Toowoomba in Queensland, plus Western Australia, free and read at the address point only. Hazard data is live for New South Wales, Queensland, Tasmania, Victoria, Western Australia and the ACT, 1,735,744 map features in total. 223,340 ACT, 4,250,962 New South Wales, 287,501 Tasmanian and 4,229,277 Victorian addresses are prepared in advance from the state and territory address registers. A Tasmanian address the state register lists but the national address file (G-NAF) does not yet hold, such as a lot or unit of a very recent subdivision, cannot be found here yet. In the ACT it is the other way round: an address the ACT address register does not hold is refused before payment, even when the search finds it, as is one whose block or zone cannot be identified. In Tasmania, an address whose land or zone cannot be identified is refused before payment. An address the register lacks is built when you ask. Where the register gives that land another address, we refuse before any charge rather than sell you a report on that other property. South Australia and the Northern Territory are not loaded yet and every hazard there returns unmapped.

Unmapped means no register we read covers that land. The report therefore cannot say whether the hazard applies. It is not the same as the property being unaffected, and the council may hold its own information. No sale price and no market valuation; a New South Wales report shows the Valuer General's land value, which is not market value. That figure values the land alone, excluding the house. Domain and realestate.com.au publish sale history free, and the report names both.

No, the report does not estimate what your insurance will cost. We hold no pricing from any insurer. Insurers price on construction, sum insured, excess and claims history, none of which we can see.

The data comes from published government registers, and the report names the register behind every answer. They are published under Creative Commons Attribution 4.0 or, for Tasmania, 3.0 Australia: the Victorian planning scheme overlays, the Queensland Floodplain Assessment Overlay, the Tasmanian Planning Scheme code overlays, the Australian Capital Territory’s bushfire and flood layers from ACTmapi, New South Wales planning, bush fire prone land and the Valuer General’s land values, the New South Wales and Victorian crime publishers, and Australian Bureau of Statistics boundaries.

The service and its data are hosted in Australia. It runs on Australian infrastructure and nothing in a request leaves the country.
