Most property reports have two answers. The honest one has three.

In a hazard area. Checked and clear. And the one nobody prints: not mapped, meaning no authority has ever looked at this address. We tell you which of the three you are looking at, every time, for every hazard.

Built on the published registers of each state, under Creative Commons Attribution 4.0. Every answer carries the register it came from and the date on it.

How an answer is shaped

Three states, and the third is the point

Every hazard, at every address, resolves to one of three. Which one you get depends on whether a government register covers that land, and we check that separately from checking the hazard itself.

A real finding, and it only counts when the register genuinely applies here. We verify that council by council before we will say it.

Victoria's flood overlays are carried by 79 councils, so an absence inside those councils means something.

Not mapped

No register covering this land has been published

Nobody has looked. That is not the same as safe, and folding it into "not affected" is the single most misleading thing a property report can do.

10 of about 128 NSW councils publish a flood planning map. The other 118 have no map at all.

Worth knowing before you buy

What we will not tell you

Some of this a competitor will happily sell you. We think you are better off knowing where the line is.

What the property is worth

NSW sale prices are licensed for non commercial use only. Until that licence is signed we publish no sale price and no estimate built from one. Domain and realestate.com.au show recent sales for free, and we link you there.

That land value is market value

Land value is the Valuer General's figure for unimproved land, with the house excluded. On one property we tested it was $935,000 against a $2.55m sale. Where we show it, we say exactly that.

That a clear result means a safe property

It means the registers we hold do not place it in a mapped hazard area. Registers are incomplete, dates vary, and a boundary drawn at council scale is not a survey of your lot.

Anything a council search would tell you

A section 10.7 certificate, building approvals, orders and notices come from the council and cost what the council charges. The report lists which ones apply to your address and what each costs.
