Hobart: planning zones, bushfire and flood codes
The 21 planning zones mapped in Hobart, Tasmania, the hazard codes counted address by address, and which registers cover the council.
A report can be bought for most addresses in Hobart that are in the state address register, $9.90 including GST, paid once. This page is the free part: what the Tasmanian planning registers hold for the council. The report is for one address, and reads the planning, heritage and hazard registers listed below for it. Check an address in Hobart first: the check is free and states the total before you pay.
What this page covers
This page covers Hobart’s part of the Tasmanian Planning Scheme: its zones, its codes, and the hazard codes counted below as its Local Provisions Schedule maps them. Declared landslip areas, and land the building rules treat as bushfire-prone where the map does not show it, are not counted here. This page carries no recorded crime: we hold none for Tasmania, and a heading with nothing under it reads as though there is none to hold.
The local instrument the register names here is Hobart Local Provisions Schedule.
Bushfire, flood and other hazard codes in Hobart
What the government maps show. Not a risk rating.
Bushfire-prone areas
- 4,881 on the map at the address point
- 53 on part of the lot only
- 391 at the edge only
- 19,760 not on the map
The planning scheme and the building rules also treat land within 100 m of 1 ha or more of bushfire-prone vegetation as bushfire-prone, whether or not this map shows it. See theLIST. Bushfire-prone areas by council, on our map.
How this is counted
4,934 of 25,085 addresses (19.7%) are on a lot shown, in whole or in part, as a bushfire-prone area under the Bushfire-Prone Areas Code, in the council’s Local Provisions Schedule. On 4,662 of 20,730 lots · 53 on part of the lot only · 391 touch only the edge. The planning scheme and the building rules also treat land within 100 m of 1 ha or more of bushfire-prone vegetation as bushfire-prone, whether or not this map shows it.
Flood-prone areas
- 424 on the map at the address point
- 1,530 on part of the lot only
- 426 at the edge only
- 22,705 not on the map
A flood-prone area is a planning map, not a flood model: overland flow is often not in it. The code can also apply to land this map does not show, where the council has other evidence the land can flood. See theLIST. Flood-prone areas by council, on our map.
How this is counted
1,954 of 25,085 addresses (7.8%) are on a lot shown, in whole or in part, as a flood-prone area under the Flood-Prone Areas Hazard Code, in the council’s Local Provisions Schedule. On 1,232 of 20,730 lots · 1,530 on part of the lot only · 426 touch only the edge. A flood-prone area is a planning map, not a flood model: overland flow is often not in it. The code can also apply to land this map does not show, where the council has other evidence the land can flood.
Landslip hazard bands
- 2,475 on the map at the address point
- 2,186 on part of the lot only
- 274 at the edge only
- 20,150 not on the map
By the most severe band on the lot: Medium-active 48; Medium 1,232; Low 3,381. Every band counts, Low to High. Declared landslip areas under the Mineral Resources Development Act 1995 are a separate register and are not part of this count. See theLIST. Landslip hazard bands by council, on our map.
How this is counted
4,661 of 25,085 addresses (18.6%) are on a lot shown, in whole or in part, as a landslip hazard band under the Landslip Hazard Code, in the council’s Local Provisions Schedule. By the most severe band on the lot: Medium-active 48; Medium 1,232; Low 3,381. On 3,678 of 20,730 lots · 2,186 on part of the lot only · 274 touch only the edge. Every band counts, Low to High. Coastal inundation
- 227 on the map at the address point
- 394 on part of the lot only
- 99 at the edge only
- 24,365 not on the map
By the most severe band on the lot: High 13; Medium 219; Low 389. Every band counts, and so does an investigation area: land where the band has not yet been set, not a band lower than Low. The code plans for sea level rise. See theLIST. Coastal inundation by council, on our map.
How this is counted
621 of 25,085 addresses (2.5%) are on a lot shown, in whole or in part, as a coastal inundation hazard band or investigation area under the Coastal Inundation Hazard Code, in the council’s Local Provisions Schedule. How these are counted
Counted from every address in our Tasmanian build (each LIST address whose land could be identified), in build 63 of 23 October 2026, out of the addresses on land each register covers; a share is given only where the register covers nine in ten of the council’s addresses. Addresses, not homes: an apartment building is many addresses on one lot, and a vacant block is one. “Part of the lot” counts land, not buildings: the mapped area may not reach the house. A lot the map touches only at the edge, within the map’s accuracy, is shown as “Check” in a report and is counted in the base but not as on the map, so a share can be low by up to the edge count in its row. These are counts of what the government maps show, by our method; they are not a risk rating, and a council’s own count of “properties” may not match them. See why unmapped is not clear.

The 21 distinct zones the register maps here, and how many separate areas each is mapped over. The map reference is the scheme’s own. A Tasmanian zone has no short alphabetic code, so the reference and the name are both carried rather than one being flattened into the other. Zone names are as the register publishes them, capitals and all. This counts mapped areas in the register, not properties: a zone over one large polygon may cover more land than a zone over fifty.

Registers that leave Hobart unresolved
We hold 7 further Tasmanian planning registers, and a search of them in Hobart settles nothing. That is not a finding about the land.
7 of them name the councils they map, and none names Hobart: this council never published that control, so there is nothing here to search.

Where a report can be bought
A report is on sale for most addresses in the Australian Capital Territory, every address in New South Wales, Brisbane, Gold Coast, Moreton Bay, Noosa and Toowoomba in Queensland, most addresses in Tasmania and almost every address in Victoria. In Western Australia a shorter report is free, read at the address point only (addresses whose location is on the property). The check is free: it tells you which registers cover an address and what the report costs for it, before you pay anything. Reports from $9.90 including GST, paid once, and the price belongs to the jurisdiction the address is in.
